It looks like the House of Flowers on Geary will finally have a next door neighbor.

Reader Ben L. told us about a new development coming up at 6044 Geary near 25th Avenue, in what to date has been an empty lot used for parking.

The proposed four-story, three-unit residential building will also include a small commercial space on the ground floor, adjacent to the building’s garage entrance. Parking inside the building accommodates three vehicles, two of them via a 2-car lift. There is also designated bike parking.

One of the three residential units occupies the entire second floor and features a back deck, while the other two units are each 2 stories with access to a penthouse area. All units are two bedrooms each.

The building was designed by Gabriel Ng + Architects Inc. in the Sunset District, and features aluminum, steel and wood exterior finishes. View project document (PDF).

The same firm designed these homes on 31st Avenue and in Sea Cliff.

The 6044 Geary project is in final review and public comment period until September 23, with construction likely starting in spring/summer 2016.

If you have questions about the development (#2014-0905-5492), you can contact Mary Woods in the SF Planning Department at mary.woods@sfgov.org.

In related news, we’re looking into another parking lot development nearby at 2224 Clement (between Gordo’s and the 4-Star Theater). Right now all we know is what’s proposed: “New construction of a 16 unit condominium building comprised of a parking garage at 5′ below grade and four floors of units on podium at 5′ above grade.” We’ll keep you posted.

  1. That’s the future of Geary, huh?

50% of the street front being garage doors.

2,375 square feet of space with 13 foot high ceilings, and they use it for a tiny retail space, and three parking spaces. What an incredible waste.

If anyone ever complains about the high cost of rent, this is exhibit A.
