Last June, the long vacant property at 5th and Fulton (2900 Fulton) was demolished and development began on a mixed use building with retail on the bottom floor and four condos on the floors above.
Construction is nearly complete and the four, 3-bedroom, two-level condos are now on the market. Referred to as Park Modern by Vanguard Properties who are marketing the luxury condos, the new units have a modern feel with minimalist design and high-end finishing touches. Also some great views from the rooftop deck.
San Francisco realtor Matt Fuller reviewed the building after taking a broker’s tour earlier this week. He had high praise for the condos that sit just across from Golden Gate Park:
The finishes throughout are absolutely beautiful, with a clean, minimalist vibe in all of the homes. Three of the four homes for sale have outdoor space for the exclusive use of that home. While the views from the private roof decks were beautiful, I fell in love with the private patio and garden that is adjacent to the living/dining/kitchen space of Residence #1. The wall of windows and sliding door that open onto this beautifully landscaped area do a wonderful job of bringing the outdoors in to the living space. It’s really rare to find space like this, it wouldn’t surprise me if this one goes into contract before all of the others.
Fuller reports that prices start at $1,099,000 for the smallest condo and go up to $1,489,000 for the largest home, with at least one, sometimes two assigned parking spaces for each.

No word yet on who or what will take over the 700 square foot commercial space on the first level.

take all the furniture out and its probably a nice space.
These “sundecks” crack me up — like the ones they put up at the condos in the old Federal hospital at 15th Avenue. When they think anyone is ever going to be able to use that beats me — maybe 2 days a year? These are “land of wind-and-fog-rain” decks — that glass around needs to be at least twice as high or more. The building looks nice from the front and I know I sound grumpy but I have a feeling that it’s gonna look pretty bad in 15 years.

@stoirin – I know where you’re coming from, but ANY outdoor space is a premium in San Francisco. I give it thumbs up, esp. that roof deck!
I live at 5th and Lake and it is probably 80% sunny here. I would use those sundecks every day!
The building really has a great modern and sleek design yet fits in well with the buildings around it. Plus it has great views of the neborhood from the rooftop patio, looks great!

I live two blocks away on 7th…this building sticks out like a sore thumb…doesn’t quite fit in with the older neighborhood buildings…a bit too “modern” for me..;)
If you’re at 5th and Lake and get 80% sun you must be in some microclimate! Cuz I live just 10 blks away. My husband howled when he saw those white cushions. whoever designed that patio sure doesnt know their Richmond dist. cushions will be green with moss by early sept. The same stuff that grows on the outside of houses here if they don’t put the right stuff in the paint to kill it. it looks nice new but imagine what those kitchen cabinets and the outside spaces will look like in 10 years. Im not seeing upscale and pretty. I’m seeing cheap materials and slummy.
Ugh, one or more parking spaces for each unit? I thought we were trying to get cars off the streets, not bring in more.
Decent looking, but another couple stories would have been nice. We’ve got such a great asset across the street, seems a waste to build squat little buildings across the street from it when we have the chance to build something new.
From the looks of it, the building looks very nice and it is always great to have new construction. In my opinion what would really look great is if someone built a spanish colonial style appartment building around eight stories, similar to the one at geary and arguello. The problem with having a modern design in this type of climate is that their will need to be a lot of up keep on it or it will begin to look rundown.
