Proposed development at 10th & Clement approved; more dentists + 1 housing unit

900 Clement Street, soon to be home to more dentists and a new 2 bedroom residential unit.

It’s been nearly 9 years since the 7-11 closed down at the corner of Clement and 10th Avenue. Since then, the corner space has been a magnet for graffiti, posters and notices from the city telling property owners to clean up the former.

Despite one anonymous resident’s ad campaign for a taqueria in that space, it looks like we’ll be getting a commercial remodel and residential additional to the building.

The project at 900 Clement (download plans) proposes to convert the current 2,273 square feet of vacant ground floor retail into a dental office, and a 1-car garage. The project will also legalize and remodel the current dental office on the second floor, and add a third floor vertical addition for a new, approximately 1,344 square-foot residential unit containing two bedrooms and two bathrooms.

The project will also excavate below street level to create a 1,006 square-foot basement for storage and mechanical purposes.

The 1-car garage will be used by the residential unit, and require a curb cut on 10th Avenue. The project will also add six bike parking spaces that can be used by residents, visitors, and employees of the dental offices.

The proposed addition of the residential unit on a new, third floor would increase the existing building height from 22 feet to 39 feet (below the allowed maximum of 40 feet). The residential unit will also feature two decks – one at the rear of the building above the existing second story, and one on the roof.

At a February 8 meeting of the SF Planning Commission, the proposed development at 900 Clement was approved 5-0. So look for construction to start soon – that’s one less vacant storefront!

  2. This proposal seems fine to me.
    The space has been vacant forever and because of the layout of the former 7-11, it never seemed like a good viable space for anything.
    We do seem to have a lot of dentists in the hood, though, so who knows how long this will even be a dental office.

  5. So many comments about building more units without thinking about real issues. 1. Planning approval nightmare and 2. Ability to finance and make economics work for the owner. So many people think building residential units is easy. If you feel we need more units, go ahead buy and property and put your money where your mouth is.

  6. So true Franz! Not sure why everyone thinks development is purely for public service, it’s an investment by the owner and does not need to be influenced by the peanut gallery!

  7. I’m glad it’s only 1 unit, the city has become grossly overpopulated as is
